A quick look at the numbers above proves what has become readily apparent in the last several months. It is a great time to be buying real estate in Edmonds and not the most opportune time to be selling. In residential sales, inventory is up fifty plus percent, pending and closed sales are down fifty plus percent. The median selling price for residences is down almost twelve percent.
The numbers for condominiums show a greater increase in available inventory but less of a decline in pending and closed sales. Interesting, the median selling price is up by nine plus percent.
